Is The Price Of The Home Reasonable?

If you're reading this blog, you must have some interest in the home at 24 W. Paseo Celestial in Sahuarita, AZ, or maybe you're just looking for a house in the Sahuarita area.  In either case, if you're a home shopper, you have to wonder, how you can determine if you're getting a good deal on a home.  With Rancho Sahuarita homes, you have the added advantage of knowing all the homes are relatively new, all built in the last 10 years for the most part.

With 24 W. Paseo Celestial, it's only 7 years old (and as mentioned elsewhere has the remainder of the 10 year original builder warranty from KB Home still in effect).  The homeowner will also purchase a year of a home warranty for the house for the new owner, so you can have a carefree first year in your new house.

But back to pricing.  First of course, you can look at the other homes for sale in the same area.  In fact there's 3 other homes of the same exact floor plan for sale currently.  One priced at $149k, one at $152k and one at $159k, and of course this home is priced in the middle at $154k.  At first glance the homes priced less would seem to be a better value, but none of the other homes have the enlarged patio, which is a big advantage if you want to do any outdoor living or entertaining.

Next only the two higher priced homes, the one talked about here in this blog and the one listed at $159k have upgraded cabinetry in the kitchens and bathrooms.  This is a big deal because these are difficult and costly to change out if you want to get nicer cabinets.  There's a big difference in feel between the base cabinet doors and the upgraded ones (not to mention the upgraded cabinets include drawers in the bathrooms, which the base cabinets do not).

Finally I'll also mention the home listed for $149k is a short sale, which may drag out and cause a long sales cycle.  The other three including this house are standard sales, which are easier and have far less concern.

The price per square foot is another way to look at the price of a home.  This house is priced at $93 per square foot.  Compare that with median, which is $98 for Sahuarita in the month of July (latest stats available).

Given the stats, the differences in homes available, I think you'll find $154k is a very reasonable asking price for this home.  Feel free to ask if you have any other questions by commenting below.
